The Fine Print
Let’s be clear; we want you to have an amazing stay at the Forsyth! Please take a moment to read
our policies and disclosures.
- Room rates include double occupancy and a lavish breakfast each morning.
- All room rates listed are pre-tax. An 8% sales tax and 2% hotel tax will be applied to all bookings.
- A 50% deposit will be charged to your credit card at the time of booking in order to
secure your reservation. The balance will be charged to your card the morning of your arrival. There are no exceptions to this policy.
Please read our cancellation policy below.
- All members of your party will be required to show identification upon check in.
- We require a two (2) night minimum on weekends. However, shorter stays may be available.

Minimum stays for holiday weekends may vary.
- Check-in: 3 pm. We ask that you provide us with your ETA upon booking and we are always grateful for updates on your arrival time.
- Check-out: 11 am. Late check-out may be available, please inquire.
- All rates are for two guests. Extra guests, where accommodations allow, are $35 per night for adults and $25 per night for children under 16. While we love children and allow them, our rooms and grounds are not child-proofed.
- No smoking indoors and outdoors only where permitted.
- Our James room is dog-friendly. Dogs must be well behaved and flea-protected. We must have your cell phone number if you are planning to leave your dog alone in the room. Failure to observe this policy will result in us asking you to depart; you will forfeit your room payment.
- Rates subject to change without notice.
We are not responsible for any personal items that may be lost, damaged or stolen.
We reserve the right to charge your credit card for missing or damaged items.
Please be sure to check your reservations carefully for accuracy. Once we have committed to
hold a room for you, we will turn other subsequent inquiries away. Due to the intimate size of
our B&B, any cancellations greatly affect us. Please make all cancellations by phone; emails
do not constitute a cancellation.
For cancellations received by noon 14 days prior to your arrival time, a refund will be provided
less a $25 cancellation fee.
Cancellations less than fourteen (14) days prior to arrival will forfeit the deposit.
Cancellations with less than forty-eight(48) hour notice will be charged in full for the
entire length of your stay. Unfortunately, we cannot make exceptions to this policy.
No-shows will be charged in full.
Polices can vary for specials, packages and prepaid reservations. Please review
the booking description of your reservation.
